For the first time in almost a decade, Allentown Economic Development Corporation‘s Plant No. 1 has industrial space available for rent. The former Mack Truck Assembly Plant No. 4 on Allentown’s south side totals 263,000 square feet and offers possible room for future expansion. It’s currently home to multiple companies and is ready to welcome one, or more new manufacturing tenants. Boasting multiple units starting at 24,000 square feet, the available space proves to be an ideal location for companies in need of both functionality and accessibility.

The property’s location at 635 South 10th Street makes the space extremely favorable for manufacturers who are looking to expand or to relocate. The proximity to urban neighborhoods is a convenience for the city’s workforce while the site provides easy access for employee travel and truck deliveries, as it’s located less than three miles from I-78. With a quick trip across the 8th street bridge, employees and visitors also have access to office complexes, coffee shops, restaurants, and the PPL Center, among other destinations located in neighboring downtown Allentown.

The availability comes at an opportune time for business owners in search of small-mid-sized industrial sites. Due to its location in an I-3 zoning district, the rental space is appropriate for intensive, heavy-use manufacturing. As the current Lehigh Valley vacancy rate for space under 80,000 square feet is at a lowly 4%, the shortage has created a significant demand for small-mid-sized facilities, which makes up the majority of urban manufacturing space.

In addition to its favorable square footage, the property on 10th Street is fully equipped with all the necessary amenities, including 15-foot ceilings, ample electricity, a sprinkler system, natural gas heat and plenty of on-site parking. Tenants also have the use of multiple tailgate-height loading docks.

Select spaces are fully operational and move-in ready, while others allow for tenant fit-out negotiations. Rental terms include a modified gross lease agreement, with the AEDC property management team handling much of the exterior maintenance tasks. The first of the units will be available for lease as of March 1, 2020.

In addition to manufacturing space, AEDC also has 3,000 square feet of available storage space in the Bridgeworks Enterprise Center (located at 905 Harrison Street), which is ideal for business overflow. The unit offers forklift availability for certified users, a dock door and key code access for security. The concrete-floor unit is also heated, outfitted with a sprinkler system, and has an unobstructed working height of 10 feet.
